Townhomes approved for Delaware's 270-acre Addison Farms development

DELAWARE, Ohio (WCMH) -- Nearly 150 townhomes will be built as part of a Cleveland-based real estate company's 270-acre development in Delaware.

Addison Properties is planning to build a second round of townhomes inside the 273-acre Addison Farms development.

Addison Properties' final plan to build a second round of townhomes inside the 273-acre Addison Farms development was approved by the Delaware Planning Commission on June 5. Once completed, 70 townhomes will sit within "Section 2" north of Merrick Boulevard and near Smith Park on Troy Road.

The 7.2-acre Section 2 will be part of the development's "Sub-Area B," which will also include "Section 1" with 76 townhomes that were approved for construction earlier this year. The two sections will come together to create a townhome neighborhood in Addison Farms with 146 units.

"It's such a great alternative option, it doesn't exist in Delaware," said Jason Friedman, CEO of Addison Properties, during a previous commission meeting. "High demand, great price point relative to the new houses that will be built. Just, really excited."

In both sections, the townhomes will be built within 12 six-unit buildings and one four-unit building. Friedman said the townhomes will be for sale, not rent, and mark the only townhome development planned for Addison Farms.

The two-story townhomes will sprawl a minimum of 1,200 square feet with a two-car garage. Section 2 will also include seven overflow parking spaces and 3.14 acres of open green space, while Section 2 will feature 30 overflow spaces scattered and 7.7 acres of green space.

Friedman's Addison Farms is also set to include a "Four Seasons" subdivision, under construction to feature 49 single-family homes on 29 acres and 45 single-family homes on 11 acres. Other parts of Addison Farms include 139 single-family homes to be built in two sections, with 73 homes on 17.25 acres and 66 homes on 17.78 acres.

The development will also feature more than 280 apartment units across 45 single-story buildings. To the south of Addison Farms, Friedman is also aiming to build 72 single-family homes across 22 vacant acres in a development called "Rutherford Acres."
