I was a homeless single mum – now I’m one of the richest women in property & help others make millions, anyone can do it
JUST a week before giving birth, Vicki Wusche found herself homeless.
But now, the inspiring speaker and author of five books is one of the richest women in property.
Vicki started investing in property 2008 and has now been named in The Telegraph’s top UK’s 25 most influential people in property.
She is a regular on podcasts across Europe, America and Canada as well as the UK, and since first recognising property as the best strategy to create her financial security, Vicki has shied away from the “get rich” gurus and their flash cars and shiny shoes.
Vick explained that being successful in any business, especially property investment, takes commitment and hard work.
Not only this, but in a podcast episode of Just Meee!, with author Sid Madge, Vicki revealed her top tips that can help you achieve success – and according to her, ignoring negative chat and trusting your gut are key.
Vicki explained that at the end of her marriage in the early 90s, she knew that she had to turn her life around.
She shared: “I started investing in property as a way to have the lifestyle that I wanted.
“I was left with two little girls. I came out of that [divorce] with the understanding that I knew nothing about money.
“I was homeless the week before my first baby was born and went into hospital with pre-eclampsia.
“When I left the marriage I ended up on benefits – such a small amount of money.
“I wanted to start taking control.”
Vicki went to university, and then followed a career as a lecturer, but was unfortunately made redundant.
As a result, Vicki revealed: “I decided that I was never going to let anyone control my life, or my finances again.”
Not only that, but Vicki helps others share in her success.
On her website, she explains: “In recent years I have helped clients invest over £5 million pounds and bought over 70 properties.
“My investors typically earn 10-20% interest over three years and deals have included traditional buy-to-lets, HMO’s, semi-commercial units, developments, barn conversions and good deal of sourcing.
“Not bad for a ‘“’made-redundant’ ‘single-parent’!”

Vicki shared her top tips that have helped her to achieve success – and it’s all down to mindset.
LEARN LESSONS
Vicki explained: “If you’re not learning lessons on a daily basis, you need to wake up and get out of bed.”
TAKING RESPONSIBILITY
She also added: “The key thing for me, the master lessons, is, everything I have in my life is a result of actions and decisions that I’ve taken.
“I can do anything, I can be anything, I can have anything, I just need to decide what it is and set my mind to it.”
Do I need to pay tax on my side hustle income?
MANY people feeling strapped for cash are boosting their bank balance with a side hustle.
The good news is, there are plenty of simple ways to earn some additional income – but you need to know the rules.
When you’re employed the company you work for takes the tax from your earnings and pays HMRC so you don’t have to.
But anyone earning extra cash, for example from selling things online or dog walking, may have to do it themselves.
Stephen Moor, head of employment at law firm Ashfords, said: “Caution should be taken if you’re earning an additional income, as this is likely to be taxable.
“The side hustle could be treated as taxable trading income, which can include providing services or selling products.”
You can make a gross income of up to £1,000 a year tax-free via the trading allowance, but over this and you’ll usually need to pay tax.
Stephen added: “You need to register for a self-assessment at HMRC to ensure you are paying the correct amount of tax.
“The applicable tax bands and the amount of tax you need to pay will depend on your income.”
If you fail to file a tax return you could end up with a surprise bill from HMRC later on asking you to pay the tax you owe – plus extra fees on top.
NEGATIVE CHAT
Not only this, but Vicki stressed the importance of embracing positive thoughts, as she continued: “I don’t have negative chatter in my head.
“When you get that negative voice, it’s because your body and mind is trying to protect you. Have a look at it, see if it’s true and correct and if it’s not right, have a chat with your own self and your own mind.

“I carry out gratitude exercises. First thing in the morning, what are the three things that you’re grateful for? If you fill your mind with positive stuff, you’re not leaving enough room for the negative stuff.”
GOOD HABITS
Similarly, getting into good habits is key, as the investor explained: “You can have habits that don’t support you, and you can choose to have habits that do support you.
“One needs to find out the habits that support you.”
TRUSTING YOUR GUT
According to Vicki, you should pay attention to the messages in your gut, as she advised: “Trust your gut. Remember the butterflies aren’t necessarily fear, they’re just a message and you need to look at that message and interpret it.

“Look for messages and when you start to see a pattern with these messages, act. Because if you don’t act on that opportunity, that opportunity will move onto somebody else.
“People are going to think that their paths are set, but they’re not set. You can be anything that you want.”
BE CLEAR WITH YOUR GOALS
Finally, Vicki stressed the importance of being clear with your aims, as she concluded: “Identify what’s important to you and work out how you can afford to live that life.
“What matters to you and how do you want to live that life?
“Work out how much money it will take to earn that and live the life that you want to live and then, no one is in control, just you.”
